Thank you for this opportunity to serve your residential appraisal needs. My name is Kevin Kerns and I own and operate my own appraisal business. I work for a select group of clients who understand and appreciate the type of high quality, one on one service I provide. When you order an appraisal through my company, I personally perform all aspects of the appraisal process.  I have no "trainees" or support personnel who contribute to the development of my appraisal reports.  My clients enjoy a level of service, quality, experience, and communication that simply does not exist when working with larger appraisal firms. 

As a potential client, I understand that you have very specific appraisal needs.  Quick turn times are essential.  My clients typically give me 5 business days to complete an average assignment.  I do, however, keep a minimum of 2 time slots open per day for emergency inspections.  If you need it tomorrow, it's done! Secondly, High quality and thorough appraisal reports are a must.  You should not have to worry about delaying your loan processing due to the underwriter "stipping" the appraisal.  I did my original training under a review appraiser with 12 years experience.  I know what the underwriters are looking for and always clarify and explain any unusual situations. Lastly, I treat all homeowners with respect and provide an experience that is both positive and informative.  When I perform an inspection, I consider myself a representative of your company.  I take the time to explain how an appraisal works and to answer any questions the homeowner may have.  I don't simply "blow in" and "blow out".  My clients often relay the positive comments they receive at closing from homeowners about their experience with me.
