The Network of Professional Residential Appraisers is an exciting new approach to HVCC compliance.  "The Network" is a group of independent residential appraisers who have joined together to provide an HVCC compliant alternative to large, nationwide appraisal management companies (AMC's).  Unlike most AMC's, The Network is proud of the fact that we operate only in Colorado.  Like most of our clients, we believe in delivering a local product that focuses on helping our neighbors achieve their financial goals.  It is our opinion that this is simply a better way of doing business:  Quality before quantity, local specialization before assembly line appraising, and communication that is second to none.  Here is a brief comparison between The Network and a typical national appraisal managemen

AppraisersThe Network is comprised of the best appraisers Colorado has to offer.  All of our appraisers have been invited to join The Network after undergoing a rigorous interview process and a thorough review of their work. Our appraisers are known throughout the state for providing high quality valuation services through their own businesses.  National AMC's claim that they have the best appraisers, but how do they know?  The answer:  They Don't.  In reality, they don't know anything about the appraisers who work for them.  If an appraiser wants to work for an AMC, all he/she has to do is go to their website and sign up.  None of the AMC's I have been asked to join have ever even requested a sample of my work.  The bottom line:  At The Network, we choose the best appraisers.  With the AMC's, the appraiser chooses the AMC.   

Quality:  At the AMC's, the appraiser tells the company what counties he/she covers.  So even though I live in the Denver area, I can say that I appraise in Summit County and start receiving orders.  This has been one of the biggest lender complaints since the adoption of the HVCC:  Appraisers working outside of their geographic area.  With The Network, if you order an appraisal in Fort Collins, you get an appraiser who lives and works in Fort Collins, not one that lives in Denver and "Covers" Fort Collins. Geographic expertise, however,  is only the tip of the iceberg at The Network.  What if you have a loft in Lodo, a 60 acre horse property outside of Elizabeth, or a 4-plex in North Denver?  Almost any appraiser can do an adequate job appraising in a tract housing development, but a 60 acre horse property on well and septic with numerous outbuildings is another story.  At The Network, we not only assign appraisals by geographic location, but have experts that specialize in particular types of properties.  I have never seen an AMC that comes close to this type of specialization and expertise. 

Communication:  Another common complaint from lenders is the amount of time it takes for an AMC to respond to underwriter stipulations.  If the underwriter wants clarification or additional information on an appraisal it can take two or three weeks for the AMC to contact the appraiser and get the necessary information to underwrite the loan.  At the Network, you simply contact the administrator with the desired information.  The administrator will get the information from the appraiser typically within 24 hours. Underwriter stipulations are rare at The Network due to the high quality of our work, but when additional information is needed, it is a top priority.
